Eligibility varies by program, so Veterans should explore both federal VA benefits and any state or local assistance available where they plan to live.

VA Home Loan Benefits for Eligible Veterans

The VA home loan program helps eligible Veterans, service members, and certain surviving spouses purchase a primary residence through approved private lenders.

  • No down payment in many cases: Eligible borrowers can generally purchase without a down payment when the sales price does not exceed the appraised value and other requirements are satisfied.
  • No monthly PMI: VA-backed mortgages do not require private mortgage insurance or FHA-style monthly mortgage insurance premiums.
  • Competitive financing: VA-backed loans can offer favorable terms, although the VA does not set individual mortgage rates.
  • No universal VA minimum credit score: The VA does not establish a single minimum credit score for its home loan guaranty, although lenders may set their own requirements.

A VA funding fee may apply unless the borrower qualifies for an exemption. Borrowers must also meet VA and lender requirements for income, credit, occupancy, and other underwriting factors.

Specially Adapted Housing Grants for Veterans

Veterans and service members with certain qualifying service-connected disabilities may be eligible for a Specially Adapted Housing, or SAH, grant. The program can help eligible Veterans buy, build, or modify a permanent home to support greater independence.

For fiscal year 2026, the maximum SAH grant is $126,526. Eligible Veterans can use grant funds for qualifying purposes such as constructing an adapted home or modifying an existing home to accommodate accessibility needs.

Special Home Adaptation Grants

The VA also offers the Special Home Adaptation, or SHA, grant for Veterans and service members with certain qualifying service-connected disabilities. Depending on the circumstances, the grant can help adapt a home the Veteran or a family member owns or plans to purchase.

The maximum SHA grant for fiscal year 2026 is $25,350. Eligible Veterans do not necessarily have to use their entire SAH or SHA benefit at once. VA currently allows eligible recipients to use grant funds up to six times over their lifetime, subject to applicable limits.

Florida and Local Housing Assistance for Veterans

Veterans in Florida should also investigate state and local housing resources. Depending on eligibility and current program availability, assistance may include homebuyer programs, down payment or closing cost assistance, property tax benefits, or home repair resources.

These programs can vary significantly by county and municipality. Florida Veterans should verify current eligibility, funding availability, and application requirements with the appropriate state or local agency before relying on assistance as part of a home purchase.

How to Start the VA Homebuying Process

A good first step is determining whether you qualify for a VA home loan Certificate of Eligibility, commonly called a COE. The COE confirms to a lender that you meet the VA's service-related eligibility requirements for the home loan benefit.

From there, a VA-approved lender can review your income, debts, credit, available entitlement, and homebuying plans. Remember that having a COE does not guarantee mortgage approval. You must still satisfy applicable lender and VA underwriting requirements.
