Can a Single Parent Qualify for a Mortgage?

Yes. There is no special mortgage qualification standard that requires two borrowers or two incomes. A single parent can apply individually and qualify based on the same applicable underwriting requirements as other borrowers.

Income that meets a loan program's documentation and stability requirements may be considered during underwriting. Depending on the circumstances and loan program, this can include employment income and certain other eligible income sources.

Conventional Loans for Single Parents

Conventional mortgages can be a good option for borrowers with qualifying credit, income, and assets. Certain conventional programs allow eligible buyers to purchase a primary residence with as little as 3% down.
