Mortgage loan limits increased again for 2026, giving qualified homebuyers more room to finance higher-priced properties within conventional and FHA loan programs. These limits help determine how large a mortgage can be while remaining eligible under specific program guidelines.

2026 Conforming Loan Limits

The Federal Housing Finance Agency increased the 2026 baseline conforming loan limit for a one-unit property to $832,750 in most of the United States. That is an increase of $26,250 from the 2025 baseline limit of $806,500.

In designated high-cost areas, the 2026 conforming loan limit for a one-unit property can reach $1,249,125. Conforming loan limits apply to mortgages eligible for purchase by Fannie Mae and Freddie Mac.

2026 FHA Loan Limits

FHA loan limits also increased for 2026. For a one-unit property, the FHA loan limit floor is $541,287, while the ceiling for high-cost areas is $1,249,125.

FHA limits vary by county or metropolitan statistical area, so buyers should verify the limit for the location where they plan to purchase. The 2026 limits apply to FHA case numbers assigned on or after January 1, 2026.

What About VA Loan Limits?

VA loans work differently. Eligible Veterans with full entitlement generally do not have a VA-imposed loan limit determining how much they can borrow without a down payment. The borrower must still qualify with the lender, and the property's appraised value must support the transaction.

Borrowers with remaining entitlement may have different considerations, including the possibility that applicable county loan limits could affect the guaranty and required down payment.

Why Do Higher Loan Limits Matter?

Higher conforming and FHA limits can expand financing options for buyers in markets where home prices have increased. A larger mortgage may remain within conforming or FHA program limits instead of requiring a different financing structure.

However, a higher loan limit does not mean a borrower automatically qualifies for that amount. Lenders still evaluate factors such as income, debts, credit history, assets, and the property itself when determining mortgage eligibility.
