Choosing a mortgage involves more than finding an attractive interest rate. The loan program, down payment, fees, qualification requirements, and closing timeline can all affect your homebuying experience and long-term costs.

Before committing to a mortgage, ask your lender these eight important questions so you can better understand your options and avoid surprises.

What Mortgage Options Are Available to Me?

Ask which mortgage programs fit your finances and the property you plan to purchase. Depending on your situation, options may include conventional, FHA, VA, USDA, jumbo, fixed-rate, adjustable-rate, or other financing programs.

Instead of asking only which loan you qualify for, ask why a particular program is being recommended and how it compares with your other options.

How Much Do I Need for a Down Payment?

You do not necessarily need 20% down to buy a home. Some conventional programs allow eligible borrowers to purchase with as little as 3% down, FHA financing can offer a 3.5% minimum required investment for qualifying borrowers, and eligible VA and USDA borrowers may qualify for no-down-payment financing.

Ask how different down payment amounts would affect your monthly payment, mortgage insurance, cash needed to close, and savings remaining after the purchase.

What Are My Interest Rate and APR?

Your mortgage interest rate is important, but it should not be the only number you compare. Ask about the annual percentage rate (APR), which reflects the interest rate plus certain additional costs associated with borrowing.

Also ask whether the quoted rate is locked. A rate lock generally protects the rate through a specified period as long as you close on time and there are no changes that affect the terms of your application.

What Closing Costs, Fees, and Points Will I Pay?

Ask your lender to explain estimated lender charges, appraisal costs, title-related expenses, prepaid items, discount points, lender credits, and other costs associated with the mortgage.

If you are considering discount points, ask how much they cost and how much they reduce the interest rate. One point equals 1% of the loan amount, but the amount by which a point lowers your rate can vary.

What Are the Qualification Requirements?

Mortgage qualification can involve your income, credit history, monthly debts, assets, employment, property, and the requirements of the specific loan program.

Avoid relying on generic rules about the credit score or debt-to-income ratio you supposedly need. Ask your lender how your complete financial profile fits the mortgage programs being considered and whether there are issues you should address before making an offer.

When Will I Receive My Loan Estimate?

For most covered mortgages, a lender must provide a Loan Estimate within three business days after receiving the information required for a mortgage application. The standardized form provides estimated information about your interest rate, monthly payment, closing costs, and cash needed to close.

Use your Loan Estimate to review your mortgage terms and compare offers from different lenders. Also check for features such as an adjustable interest rate, prepayment penalty, or balloon payment when applicable.

What Documents Will I Need?

Ask for a document checklist early in the process. Depending on your financial situation and mortgage program, your lender may request pay statements, W-2s, tax returns, bank or investment statements, identification, documentation of other income, or additional records.

Self-employed borrowers, real estate investors, and borrowers with complex income may need different documentation. Providing complete information promptly can help keep underwriting moving.

What Could Affect My Mortgage Approval Before Closing?

Preapproval is not final mortgage approval. Changes to your credit, income, employment, debts, assets, or the property itself can affect the transaction before closing.

Ask your lender before financing a vehicle, opening new credit, changing jobs, making large unexplained deposits, or moving money between accounts. A low appraisal, title issue, insurance problem, or property eligibility concern can also affect a mortgage transaction.
