Traditional mortgage programs work well for many borrowers, but they do not fit every financial situation. DSCR guidelines vary significantly by lender, so property type, rental documentation, credit, reserves, down payment, and other requirements should be reviewed carefully.

Non-QM is a broad category rather than a single mortgage program. Depending on the lender, available options may include bank statement loans, asset-based qualification, DSCR investor loans, and other alternative documentation programs.

Some Non-QM mortgages may also offer features such as interest-only payment periods. These features can change the payment structure and long-term borrowing cost, so borrowers should understand exactly how the loan works before choosing one.

Do Non-QM Loans Have Higher Rates or Down Payments?

Non-QM pricing and qualification requirements vary by lender and borrower profile. Interest rates, down payment requirements, reserves, credit standards, and fees may differ from those available with conventional or government-backed financing.

The additional flexibility of a Non-QM loan can come with different costs or underwriting requirements. Compare the complete loan terms rather than choosing a mortgage based only on how income is documented.
